Gas Safe Register membership (mandatory — renew annually)

It is a criminal offence to carry out gas work without being on the Gas Safe Register. Renewal is annual — set a reminder 6 weeks before expiry so you don't lapse.

CP12 certificates issued for all landlord properties

Landlords must have a valid CP12 (Gas Safety Record) for every rental property, renewed every 12 months. Issue the certificate within 28 days of the inspection.

Annual boiler service schedule with reminders

RIDDOR reporting procedure for gas incidents

Under RIDDOR, you must report dangerous gas fittings and flued appliances in premises that are not workplaces to the HSE within 14 days of becoming aware of the issue.

Tool calibration records (flue gas analysers, pressure gauges)

Gas Safe inspectors check calibration records during audits. Analysers need annual calibration; keep certificates on file. Out-of-calibration readings can invalidate a gas safety certificate.
